Applying & Leasing
There is a $50 application fee per person over 18, and a $150 administrative fee per household.
Our rental criteria includes income verification, credit, criminal background, and rental history screening. For complete qualification requirements and policies, please review the Rental Criteria.
Application fees are non-refundable. Administrative fees are refunded only if the application is declined or canceled within 72 hours of submitting the application.
As part of the application process, applicants will complete identity and income verification through our third-party verification provider. This helps streamline the approval process and may reduce the need for additional documentation.
We offer lease terms ranging from 9 to 15 months.
To reserve your new home at Mission University Pines, you must complete the rental application and pay the application and administrative fee.
Pricing & Fees
Residents are responsible for water/sewer, electricity, trash services, and internet. Water, sewer, and trash services are paid in addition to the monthly rent; electric and internet are paid directly to the service provider.
Residents pay $25 for valet trash services, $3 for pest control, $35 amenity fee, $3.75 for utility billing, and $8.70 for trash compactor pickup services. Optional monthly fees include $10 for renter’s insurance, $20 for pet rent, and $85 for garage rental.
Yes, renter’s insurance is required for all residents. Our leasing team can provide additional information about coverage requirements and available options.
Mission University Pines is partnered with Flex and Livble to offer flexible rent payment options for qualifying residents. Ask our leasing team for more information on how these programs work.
Our standard security deposit is $250 for approved applicants. Additional deposits or conditions may apply based on the screening process.
Pets
Yes! Mission University Pines accepts dogs and cats.
There are no weight restrictions; however, there are breed restrictions. Our leasing team can provide further information on what breeds are restricted in our community.
Residents are permitted up to two (2) pets per household.
A one-time, non-refundable pet fee of $350 is due for the first pet, with an additional $150 fee for an additional pet. Monthly pet rent is $20 per pet.
Yes! Mission University Pines has a dog park and is also nestled on 63 acres of natural surroundings, making it a great choice for pets who love a long walk.

Mission University Pines has many amenities to enhance your living experience, such as a tennis court and volleyball court, picnic area and grilling stations, a pool with a sundeck for relaxing, as well as a playground and dog park.
Yes! Yes! Our apartment homes have washer and dryer hookups for your convenience. There is also a laundry facility on-site.
